The open-plan dining space and kitchen is a beauty to behold, thanks to its full range of modern appliances, as well as a huge wooden dining table that seats up to 10 people, whilst the adjacent poolside sala is perfect for al fresco feasting and relaxation.

- For larger groups or for events, you can book its sister villa next door, Baan Hinta – a 5-bedroom villa as well. Both Baan Hinta and Baan Hinyai can be booked together for the ultimate private holiday, with top facilities in one of Samui’s most dramatic and inspiring beachfront locations.
- This property is spread across three levels, it may not be suitable for elderly or very young children.
- Bedrooms: All bedrooms are fully air-conditioned only.
- Pool Area: 6.1m x 17.35m x 1.6m Infinity pool with shallow zone for kids. Sunbeds with umbrellas (6 by the pool, 2 on the second floor) and 2 daybeds.
- Living Areas: High-ceiling indoor living/dining area with two oversized sofas and ceiling fan (no air-conditioning including kitchen). Outdoor living space with poolside sala/dining and sunbeds.
- Dining: A delicious range of Thai cuisine from the villa’s suggestion menu, plus selected Western, Chinese, and grilled dishes, all prepared and served by the in-villa chef. Special dietary needs and children’s meals available on advance request. Indoor dining area can sit up to 12 persons; Outdoor dining area can sit up to 10 persons.
- Kitchen: Oven, microwave, coffee machine, refrigerator, freezer, rice cooker, blender, juicer, toaster, stove top.
- Entertainment: Smart TV; Apple TV; Satellite TV; CD/DVD Player; BOSE Sound system with outdoor speakers.
- Linen & Towels: Linen and towels are provided at the property. These are normally changed every five (5) days. If you require more frequent changes there may be extra charges. Limited laundry facilities exist on site and charges are made per item. Outside services are also available for a small service charge and must be paid at the time incurred or latest at the time of departure.

Chef/In-Villa/Pre-Arrival Shopping Service
- Chef or in-villa shopping service is available at THB 300 or 20% of grocery cost as handling fee, whichever is greater and subject to 7% VAT.
- Pre-arrival shopping service is available at THB 650 or 20% of grocery cost as handling fee, whichever is greater and subject to 7% VAT.
- Provisioning is to be paid by cash on site or by credit card with an additional surcharge up to 5%.

Extra Bedding & Child Policy
- Extra bed is available at USD 50++ per night per person, inclusive of daily breakfast.

- Standard check-in time is 3:00 p.m. and check out time is 11:00 a.m unless other arrangements have been made and agreed upon by the Owner.
- Early arrivals or late departure times are subject to the availability of the Property and may incur additional charges.
