Rates conditions;                                                                                                                                                                                                                     Rates are subject to change with notice. Rates are quoted on a per UNIT basis and for the maximum number of Guests (including children) as specified in the rate sheet.                                                                                                                                                                                                       In Unit Service;                                                                                                                                                                                                                   A. Every 3rd days after check in linen change and cleaning. (Monthly Rentals)                                                                                                                   B. Daily Cleaning can be requested at reception before 3:30pm (Short Term / Daily Rentals)                                                                                           Extra Bed will be charged 500 THB / night + service charge. Baby cot provided FOC (More than one will be charged 300 THB /day + service charge)                                                                                                                                                                                                                                   Payment terms are as stated below;                                                                                                                                                                                       Deposit Initial deposit of 30% must be paid to confirm a booking within 7 banking days. Balance Regardless of the period, balance payment is due in full no later than 30 days prior to date of arrival. Last minute reservations(less than 30 days) For all Last Minute reservations and regardless of the duration of stay we require advance payment in full of the total unit charges.                                                                                                             Normal cancellations conditions apply. Cancellation Conditions For Intermediate, High and Promotional Seasons, all payment(s) received will be credited for use in the same villa as originally booked for within 9 month of the cancellation date if the booking is cancelled after the payment(s) date. For Prime Season, Christmas/New Year and if the booking is cancelled after the deposit and/or balance payment date, all payment(s) received will be forfeited or refunded in pro-rata shall another booking be secured for the same period that has been cancelled. If cancelled or modified up to 30 days before date of arrival, 30 percent of the total price of the reservation will be charged. If cancelled or modified later or in case o f no-show, the total price of the reservation will be charged. Should a Guest wish to change unit while on site, 3 days notice are required. Should the guest changes property immediately on arrival the 3 days notice will be forfeited. Should the Guest wish to stay in another unit at a lower rate, the Guest is not entitled to a refund on the amount originally paid, should the 2nd unit be more expensive, the Guest is required to pay the difference on site.
