Rates Included - Full private use of villa on a self-catering basis - Villa management and maintenance - Pool cleaning and gardening - Every 4 days cleaning, change of bedsheets and towels - High speed Wi-Fi - 24 hours security on site - Gym/Fitness Centre - Service charge and VAT - Electric** and Water                                                                                                                                                                                                                               ** In order to save energy we would like to limit the amount of electricity used to be within normal usage conditions as below:                                     2 bed rooms Villas limit at 50 units per day.                                                                                                                                                                         3 bed rooms Villas limit at 70 units per day.                                                                                                                                                                         4 bed rooms Villas limit at 90 units per day.                                                                                                                                                                         5 bed rooms Villas limit at 110 units per day.                                                                                                                                                                        Rates Excluded - Tennis court rental is charged THB 200 per hour from 7:00 a.m. - 6:00 p.m. and THB 300 per hour from 6:00 p.m.- 9:00 p.m. Tennis racket for rent at THB 100 per hour and 10 Tennis balls at THB 80.                                                                                                                      Standard rate You will be charged 30% of the total price for confirmed the booking and 70% will be charged 30 days before date of arrival.

Cancellation policy                                                                                                                                                                                                               1. If cancelled or modified with more than 30 days before date of arrival, 30 percent of the total price of the reservation will be charged.                       2. If cancelled or modified later or in case of no-show with less than 30 days, the total price of the reservation will be charged.

 Non-refundable rate based on Flexible rate - 10%                                                                                                                                                          Cancellation policy The total amount of the booking will be charged on booking date with non-refundable and non-amendable.

Security Depsoit on arrival Security deposit of 500 USD or 15,000 THB is required on arrival Deposit will be collected as a cash or credit card.
