Terms and conditions

All bookings are made by “www.luxuryvillascollection.com” owned and operated by Asia Luxury Villas Collection (the “Company”) on the understanding that the Company is acting as an agent on behalf of the owners of properties featured in the company web site. When you reserve a villa or apartment with www.luxuryvillascollection.com your Villa Rental Confirmation will be forwarded to you via e-mail.
The Villa Rental Confirmation becomes a binding agreement when the rental deposit is paid.

NOTE In the case that a home becomes uninhabitable due to circumstances beyond our control, we agree to relocate the guest to similar or better accommodation, subject to availability. In the case that alternative accommodation is not available, we agree to refund the guest the balance of the amount paid on a pro rata basis on the room rate. If the alternative accommodation is not accepted by the guest, no refund will be paid.

Extras:
The guests will be required to settle all extra charges occurred for services including, but not limited to, telephones, transportation, personal laundry, tours and excursions or any other service not included in the room rate before departure.

Damage deposit: Security deposit for covering potential damages, etc will be requested upon arrival. The payment of $500 for the stay less than 7 nights and $1000 for the stay more than 7 nights can be paid by cash or credit card and will be reimbursed on the departure day if no damage, etc. occurred during the stay. These charges may include but are not limited to any damages, additional housekeeping, excessive cleaning, missing inventory, missing keys, telephone charge, rental items or additional night stay etc., which will be charged automatically against your deposit. Checkout after 12 am, which have not been pre-arranged, will be subject to a charge against the deposit.

Check-in: 14:00, early check-in may be requested and will be subject to availability at additional charge.
Checkout: 12:00, late check-out may be requested and will be subject to availability at additional charge.

Complimentary services(subject to 7 nights stay) clients will receive on complimentary basis:

  • Transfer from International Airport Phuket to villa and back by the cars: Toyota Fortuna, Isuzu MU 7, Toyota Avanza, and Toyota Commuter (subject to availability and clients requirements).
  • maid service 2 times per week and linen changing 1 time per week
  • private mobile phone/Thai sim card
  • Concierge service including the following: arrangement for excursions, taxi services, rent a car, bicycles and motorbikes.

Maid Service: Maid cleaning twice per week and linen changing 1 time per week are included in the room rate. Extra maid cleaning and linen changing are available at extra charge 800 THB per day

Misuse of the Property: villa representative reserves the right to interrupt service and evict guests due to noise complaints or any type of property abuse without a refund. Illegal activities will be cause for immediate eviction by local police.

Swimming Pools: parents of young children may wish to note that very few of the swimming pools in Phuket’s private homes have fenced off swimming pools. This may require a level of supervision higher than one may be accustomed to elsewhere. The supervision is not included in the service.

Internet connection: Most homes have facilities for local dial up connection using a prepaid service with a local ISP. It should be noted that some Internet connection are not reliable in Thailand and that the villa owner cannot be held liable and will not be able to refund or relocate a guest if the Internet connection is not available from the ISP or not of a perceived suitable speed.

Liability: The villa owner nor the Company accept no liability for property loss or damages, nor liability for injury, accidents, delay, or any irregularity. Furthermore, guests are responsible for their villa during occupancy and are requested to lock windows and doors securely at all times when not on the premises. Guest should also observe all precautions given by a potential escort or local contact. The property and its contents will be insured. Any act by a guest/tenant that should neglect the insured premises and contents which result in loss, damage to the owner will be the responsibility of the guest. Guests are recommended to insure their personal possessions prior to occupation.

Maintenance: Guest are requested to notify the Company as soon as possible if a problem relating to the rented property occurs. Every effort will be made to rectify any problem in a timely manner. No refund or rate adjustment will be made for malfunction of air conditioners, TV’s, appliances, pool or any other malfunction. Repairs will be made as soon as possible after notification.

Important information for all guests: The properties which “Asia Luxury Villas Collection” offers are not official tourist structured properties, such as hotels, etc. but private residences and villas.

Asia Luxury Villas Collection “has carefully chosen properties which provide a high level of quality and comfort and which are located in Phuket’s primary locations. These properties reflect the special nature of architecture and traditions of the area in Phuket but differentiate sometimes from regular hotels which could result in minor inconveniences for which the Company cannot be held responsible.

Applicable Law: These Terms and Conditions are governed by and shall be accepted in accordance with the laws of Thailand.
